Dormer and Loft Conversion Roofing in Leeds

The roof is the part of a loft conversion that has to keep working for decades. We handle the dormer roof, the cladding, the leadwork and the slope around it.

Proline Roofers Leeds carries out the roofing on dormers and loft conversions across Leeds: dormer roofs, tile-hung or slate-clad cheeks and fronts, lead aprons and soakers, roof windows, and re-tiling the main roof so it all ties in. We also repair older dormers that have started to leak. Call 0113 490 0270.

What we do on dormers

  • Flat dormer roofs in felt, GRP or EPDM
  • Pitched dormer roofs in slate or tile
  • Tile-hanging on dormer cheeks and fronts
  • Slate cladding on dormer walls
  • Lead aprons along the dormer base
  • Soakers and cheek flashings
  • Sill and window flashings
  • Fascias, soffits and gutters
  • Main slope re-tiled around the dormer
  • Roof windows fitted and flashed in

Where dormers leak

Most dormer leaks start at a junction rather than in the middle of a surface. The usual places are the lead apron at the front where the dormer meets the main roof, the soakers up each cheek, the edge detail of a flat dormer top, and around the window. The photos below show those details done properly: a dressed lead apron at the base of a tile-hung dormer, and slate cladding with a lead-flashed sill.

Working with your builder

If a builder or loft conversion company is handling the structure, we can come in for the roofing stage, or the whole roof side of the job. If you’re managing the project yourself, tell us what’s been agreed with your designer and building control so the roof matches the drawings.

Planning and building regulations

Rear dormers on houses are often allowed under permitted development, within size limits. Front-facing dormers, and dormers on homes in conservation areas or on flats, normally need planning permission from Leeds City Council. Loft conversions also need building regulations approval. Your designer or the council can confirm what applies to your house.

Dormers and lofts: your questions

Do you build the whole loft conversion?

We do the roofing side: dormer roofs, cladding, leadwork, roof windows and re-tiling the main roof. If you need the structural work and interior as well, that's usually done by a loft conversion builder, and we can work alongside them.

Tile-hanging or slate cladding: which is better for a dormer?

Both work well when fixed and flashed properly. The usual choice is whatever matches or suits the main roof. Tile-hanging blends with a tiled roof, and slate suits a slate roof or a crisper modern look.

My dormer leaks when it rains hard. Can you fix it?

Yes. Dormer leaks usually come from the front apron, the soakers up the cheeks, the flat roof edge or the window flashing. We check each and repair the one that's failing.

Does a dormer need planning permission in Leeds?

Rear dormers on houses are often permitted development within size limits. Front dormers, flats and homes in conservation areas normally need planning permission. Building regulations approval is needed for loft conversions. Check with Leeds City Council or your designer.

Can you re-tile the rest of the roof to match the dormer?

Yes. Where a dormer goes in, it's common to re-tile the main slope at the same time so the colours and lines match, and the scaffold is already up.
