Where flat roofs fail

A flat roof rarely fails in the middle. Leaks almost always start where the roof meets something else: the wall of the house, a rooflight, a soil pipe, an outlet or the edge trim. Ponding water that sits for days after rain is another sign the falls aren’t right. When we replace a roof we put the effort into those details, as in the photo below, where both rooflights sit on formed upstands with the felt dressed up and over.

Which material?

Torch-on felt is a solid, well-proven choice for extensions and garages. GRP gives a seamless hard surface that suits dormer tops and smaller roofs. EPDM is a single rubber sheet that works well on simple shapes. We’ll recommend one for your roof and explain why, rather than pushing one system for everything.

Rooflights on flat roofs

A rooflight brings a lot of light into a kitchen extension, but it’s also a hole in the roof. We set rooflights on a properly built and insulated upstand, so the glazing sits well above standing water and the waterproofing is continuous around it.

Flat roofs: your questions

Can my flat roof be repaired, or does it need replacing?

If the leak is at one detail and the rest of the covering and deck are sound, a repair is usually fine. If the deck is soft, the covering is blistered and cracked all over, or it has leaked in several places, replacement is better value.

How long does a flat roof replacement take?

A typical extension or garage roof takes one to a few days, depending on size and whether the deck needs replacing. Weather plays a part with felt and GRP.

Can you add a rooflight to my existing flat roof?

Usually, yes. It's simplest when the roof is being replaced, because the upstand can be built in and waterproofed with the new covering.

Is water sitting on my flat roof a problem?

A little after rain is normal. Water that stays for days means the falls aren't right or an outlet is blocked, and over time it shortens the life of the roof.

Do you do garage roofs?

Yes. Garage roofs are often the oldest flat roofs on a property, and we repair or replace them in felt, GRP or EPDM.
